I would have two or more empty conduits installed in the attic today (for network/hotspot, later air conditioning unit, photovoltaics...) and save the stove and chimney (including space for wood storage).
I would build with air conditioning right away. The main costs arise from the installation, and that is much easier and faster to complete during the construction phase. Also, breakthroughs can be made much cleaner and plastered properly right away. Just as the condensate water does not have to be "fiddled in somewhere" later, but can be cleanly connected to the wastewater system.
