What would you do differently in the next house construction?

Very interesting thread.

However, I find it sometimes quite intense what one would do differently. Of course, there is always this or that... But especially on the first pages, there are things that would really annoy me a lot. Payment of >1500 per month for the next 30 years and still being annoyed? Nasty

Something is always going on. After all, it’s a complex matter and much is based on advice (or rather sales talks), recommendations, opinions ... reality sometimes looks different. I have lived in quite a few rental properties and based on these experiences I rule out some things that are now at the top of wish lists. For example, walk-in showers. Anyway, I am looking forward to our sand-lime brick walls after the feedback here [emoji4] PS: Zehnder ventilation approx. €15,000 completely before negotiation. That is already expensive and it still has to come down. €20,000 and more are defensive prices in my opinion.

I just thought of something today... never again a glass washbasin. You can really see every water spot there... I don’t know how many times a day I wipe over it. Quite annoying... I have a bit of an obsession with tidiness.

- Plan earthworks more precisely, keep at least 10,000€ as a buffer for this.
- Start lighting planning early (takes a long time and women often don't like it, but it is existentially important)
- definitely KNX installation
- proper staircase to the attic
- cable every room with LAN (even kitchen, bathroom, and storage room)
- closed staircase (open is visually nice, but you have to clean the stairs much more often and thermally (2 floors + basement) suboptimal, plus everyone who wants to go upstairs first runs into the vestibule)

Sorry for the stupid question.

What exactly is this lighting planning and why is it necessary?
( Oh by the way I am not an IT tech freak I just need 1-2 spots under the shower and I don’t want anything automatic either. Just classic old-fashioned without fancy stuff)

Just because you would do something differently doesn't mean you are annoyed about what you have or don't have.
I enjoy my house every day.

What could be different isn't something worth mentioning every day or the focus of the day...
It's just that the proportions in the house shift again: the longer you live in it, the less important smaller details become, which you thought about so much during the construction phase.
Life comes back into the foreground and makes any switches, whether you have them or not, unimportant.

This is also the reason why those who are buying their second or third property or who, due to age, have experienced more ups and downs or good times, approach building a house much more relaxed, see me or
