What would you do differently for the next house build? (For us, there won’t be a next time, but I think newcomers can benefit from our experiences). Please stay on topic and avoid lengthy discussions (if needed, start a new thread for that)!

I’ll start with:
* Electrician: A network connection in every room isn't necessary, nowadays everyone has Wi-Fi, which is perfectly fine.
* Us: OK, then we’ll put 1 network connection per floor where the TV will go, you have to save somewhere.
* Result: At the network connection we get 50 Mbit/s, Wi-Fi with repeater around 20, sometimes only around 5, PowerLAN about 25. It’s enough for me, but the kids are disappointed. I followed the usual tips.

What we would definitely do differently: consistently have the scope of work refined, have every little detail documented in writing exactly. Demand a binding schedule. Have the subcontractor for civil engineering/earthworks come to the site beforehand and provide the most accurate possible offer. Absolutely change the usual payment plan >> shift as much money as possible towards the final installment. Do not sign anything beforehand. All from personal experience...

I would be furious. But I would have kicked the electrician off the premises very quickly.

What we would change:

    [*]More roof overhang to protect the façade
    [*]Double garage insulated almost as well as the rest of the house

What would I do differently? 1) Have network sockets installed for TV in WZ, GZ and not rely entirely on WLAN. It works. But the other option would probably be better. See previous speaker. 2) Insulate the attic a bit so that it doesn't get so cold as a storage space in winter. All our leftover paint, which we had kept for repairs, has frozen. But thankfully I can still catch up on the insulation now. 3) In the bedroom, I would prefer carpet rather than vinyl planks. Because of the delicate little feet... Karsten

#I would immediately set up the room on the ground floor as a bedroom with a dressing area, the room upstairs only for guests/sports/office. We currently have it this way conventionally so that one can switch later. #20 sockets are missing in some corners. #Twilight switch in the outdoor area #Move the garage in the front yard slightly #Pay more attention to the west wind when positioning the terrace If we win the lottery, I would implement all this (except the garage), possibly adding a dressing room and master bathroom downstairs [emoji2]

plan a larger living room, generally everything a bit bigger. garage instead of carport, more light outlets for nicer light effects (especially on the wall), set floors at least 1 row of bricks higher (245-250cm height is really not much)

overall we are very satisfied. actually I only miss the garage (instead of carport) and the living room could gladly be 10sqm larger.
