We have purchased our building plot and have currently received the drawings from our architect.

I wanted to gather opinions and suggestions about them. Maybe you have some ideas or suggestions.

We also received the drawing with the same floor plan, just 1m shorter and 0.5m less in depth, but the floor plan is the same.

The consideration is to position the house diagonally to the street and orient it more towards the south. The development plan allows this.

The stream on the property is piped underground and building up to the stream boundary is allowed, just not with supporting loads built over it. A terrace is OK.

Just for your information because I forgot. The property has an area of 1700sqm

That is a really intense style mix with the roof shapes, the bay window with the angled corners, the divided windows, and the like; and despite being designed by an architect, apparently planned without regard to the terrain.

23sqm bedroom and the closet is only enough for underwear, socks, and shirts. Move the wall in the bedroom half a meter towards the window, then you can put a 3m closet along the wall at the bottom. Or just leave the wall out entirely.

The utility room is huge, certainly not a bad thing. Remove the door from the hallway to the utility room, that will double your wardrobe space and 2 entrances to the utility room should be enough.

What is the recess in the utility room for? I would leave it out entirely and extend the veranda. Then you lose 4sqm, but still have 18sqm in the utility room. That is about double what the average has.

I don't think it's really successful. From the outside, it looks like a mishmash of everything the architect has ever had in the drawer.

Have you already talked about prices? The windows will cost you a fortune! In the storage room, 2 windows only take up space for shelves. In the living room, the entire couch area is equipped with windows, which is too much for me.

How is it in the upstairs with fall protection in front of the windows?

Please explain how it can be "the same floor plan" but smaller? There must be some shifts somewhere.

I also immediately noticed that there is no/almost no space for wardrobes.
