you like the Keitel-Haus Bad Vilbel floor plan and the Rosehill look. Both unfortunately gone.

Just take the floor plan and change what you don’t like. The appearance is mostly terrace. Although yours is extremely large. What are you planning?
Keep the 2 m line on the upper floor in mind.
Pay attention to drainage.

So we will now talk to the architect again and have a new floor plan drawn. And also tell her once more how the exterior view should look, since the exterior drawings do not correspond to what it will be like in reality, for example the windows have completely different muntins, etc.

Before the appointment, I have a few questions regarding room sizes:

1. We will position the bedroom differently and also place the bed against the wall but implement a walk-through dressing area, making the bedroom smaller for that. Do you think 6 sqm are enough for a dressing room? And then about 14 sqm for the sleeping area.

2. The utility room with 18 sqm is already very large. And I think two doors are enough: one into the garage and one to the hallway.
How much space do heat pump, controlled residential ventilation, dryer, washing machine, electrical distribution and house connections usually require? I thought about 10 sqm for the technology and another 4 sqm for cabinet storage. So a total of 14 sqm.

3. The living area is basically clear, about 25 sqm for the living room, 20 sqm dining room and kitchen about 16 sqm.

4. Children's room 16 sqm.

5. Children's shower bathroom 7-8 sqm, large bathroom about 12 sqm and downstairs only a guest WC with toilet, sink but without shower (if there will be a shower added downstairs later in old age, space will be provided).

Maybe you should just let the architect design her plan completely "freely" without specifying things like "two doors to the utility room" or the exact sizes of each of the rooms down to the size and number of doors in the utility room. An architect can do that based on the known size framework, and these things will then result from her design after you have communicated your basic needs and key data. Because the design is supposed to be "new" (so maybe different) and planned "freely."

It depends: square with L or U as furnishing can be enough, 3.12 x 1.xy will be too narrow. Best you draw that for yourself in a draft, if you like also in the old draft, then you have a better sense of sizes and dimensions. Don’t get hung up on numbers and square meters – a children’s room can be terribly laid out but large in square meters, yet have less quality than a smaller room with a good layout. The same applies to bathrooms, living rooms, etc. Quality before quantity counts in many areas. Architects will also know how room sizes work. Better use a list with sentences like “view should be utilized,” “lots of wardrobe space for 4 people” or “path from kitchen to dining table not too far” or “stove should not be visible from the sofa” instead of specifying the procedure to the architect upfront.
