Single-family house plot purchased opinion on architect drawing

Of course, a matter of taste, but 3 bathrooms for presumably 4 people and then the master bathroom is almost twice as large as the main bathroom for the rest of the house. For me personally, it would be: a) a waste of money (bathrooms are not exactly cheap rooms) b) how often do you use three bathrooms at the same time? c) if the children want to get into the bathtub, they first have to go through the bedroom.

Unfortunately, I can mostly only agree. This exterior view might have been chosen maybe 30 years ago..... I thought such bay windows had been temporarily banned because they are ugly. At the time, we also had one like this in the stairwell; completely unnecessary, poorly usable, and simply ugly. The various roof shapes make the house look to me as if it is somehow crooked; the supposedly amusing little gable window ruins the rest. The house will cost money, so I would advise you to have a stylish facade designed that at least shows some kind of style. Here, it really looks as if the architect took something from every shelf and cobbled it together. Don’t let them talk you into that. What architectural style would you like? Maybe you could show something similar so one can imagine it. The idea that you come in and a chic large dining table stands in front of a huge glass front is great, but here unfortunately only moderately realized with this pointless little bay window. The utility room is huge. The fireplace apparently just stands somewhere where it found space; dining 28 sqm - living 21 sqm??!!. Also in the floor plan, in my opinion, the proportions are not right. 2 bathrooms, another office but sleeping not proportionally generous compared to the rest of the room concept. An architect MUST be able to do better, or look for a suitable floor plan online; there are thousands.

Style of the 90s mixed with American freedom. Certainly a matter of taste. Regarding the basic question: I would push the house further into the plot and rotate it. But the bay window definitely needs to be straightened... the rest is debatable.

So, I will try to answer a few things.

1. The exterior facade will be a horizontal wooden facade. I have attached a picture of how it should look approximately.

2. The office downstairs is my wife's workspace, as she is self-employed. Therefore, we have two offices: one is the study room, the other is an office/hobby room.

3. We are aware of the bathrooms situation. The bathroom downstairs should be large enough to be used as the main bathroom in old age, and the office downstairs then as a bedroom. The master bathroom was our wish.

4. The recess in the utility room was drawn by the architect to ensure that the exterior wall does not run straight through. The utility room needs to accommodate the heat pump with technology, electrical distribution, ventilation, dryer, washing machine, horse saddle with accessories, and also storage cabinets, hence the size.

5. The door from the utility room to the hallway is intentional, so that when you come home from work, you don’t have to go through the kitchen first but can go directly to the bathroom, bedroom, etc.

6. I also noticed the wall by the bed, which should extend towards the window to have space for a wardrobe behind it. The bed is positioned this way because building is no longer allowed behind it in the field, and the view is accordingly.

7. The windows upstairs have fall protection, so only the top part opens.

8. We do want a modern architecture, but not this modern look on the outside, hence the wooden facade.

I hope I was able to answer many things for now. Oh, and the house may also be positioned at an angle to the street, so oriented more towards the south.

Oh, wooden facade, possibly even light like in the original, well, the style is quite different from what the drawings suggested. Your profile lists your age as "30" - that doesn't make age-appropriate building sensible. Your generation tends to rebuild near retirement rather than adapting an old house then. You didn't say anything about the terrain-ignoring planning.
