The drainage from the attic bathroom is opposite the HKV, we haven't found a better position there. Or how is this regulated "state of the art"? To my knowledge, they are not supposed to run inside the wall either...

What do you mean by the wall runs between the windows?


Your assumption is correct, initially for the planning – who will actually build is still open.

Every bricklayer processes whole 25cm or half 12.5cm bricks. Everything else has to be cut, of course too small, and the resulting gaps (Pfuschertaschen) are filled with mortar/adhesive, whatever is available. If the planner sticks to the octameter, 12.5cm grid, no one needs to cut. Our planner told us we can use any measurement in the 12.5cm grid for walls.

P.S.: the details "transition stair exit / living room door", "living room beam / window lintel", "wall head / living room door", "front door reveals different", "front door lintel / chimney duct", ... (list without guarantee of completeness) already hurt me just looking at them. These are all again "expert inflammatory hotspots" ;-)


These are "unprofessionally executed" mortar fillings of gaps in walls. They occur (avoidable!!! - otherwise I wouldn’t be “upset” about them) when planners ignore the brick dimensions and imagine walls with fantasy dimensions. This inevitably creates spots that the mason cannot compensate for by (still standard-compliant) varying the brick course or by cutting bricks. They represent thermally unattractive quality defects in the wall structure and also locally disturb the static quality of the wall bond (both directly and indirectly due to their influence on overlap dimensions). To anticipate your follow-up question: the overlap dimension means that in adjacent brick layers the vertical joints of each layer are bridged by the next brick layer instead of, in the worst case, standing directly above each other and forming "cross joints" (as is regularly chosen even more often than the "brick bond" in tile laying patterns). Visually, Pfuschertaschen are basically “knot holes” made of mortar. The explanation by in post #38 is, I’d say, "tolerably inaccurate for home use," but probably easier to understand.


Oh dear, that doesn’t make it better. Surely the downpipe could have gone into the wall here, but concretely it also collides with the HKV. Unfortunately, this really calls for a set of detail drawings.

146 / 146.5 / 240 / 177.5 all cause unnecessary sawing. But I can’t look at it for long, otherwise the list just gets longer.

I apologize for the slip-up: 146 and 146.5 give unnecessary sawing, 240 and 177.5 give botched pockets.

Quick update. After a long time fiddling with the floor plan, the building application was submitted a few months ago. Floor plan as in #1 with some minor changes. Result: Building application in this form is not approvable. The architect miscalculated the setback areas and also used the wrong reference point for the height of the building. The latter point might still be manageable.

However, the incorrect setback area in the east breaks the plan’s neck. So we are back to square one (but now (hopefully) significantly wiser).

Can anyone recommend an architect around Munich (who ideally knows the BayBO and is able to correctly read development plans) by chance?

Isn't there any way to fix the design? How wrong were the calculations? Do you want to throw it away immediately because of that?
