Super, thank you so much for your effort! I can really imagine the carport and especially the storage room behind it (if it is allowed directly on the street, see the discussion above). However, I share your concerns regarding the staggered upper floor. And the main terrace facing southwest would indeed be desirable – whether the office is on the ground floor or upper floor doesn’t really matter to us.

I am quite sure that it applies to a single-family house, because the appendix to the parking space regulations does not know "single-family house" but only "residential building [...] with up to two apartments". Therefore, for me, the single-family house is a residential building with one apartment – hence paragraph 2 should also apply here. But as I already said, I simply have to clarify this with the municipality. Buying out is also possible according to the statute, but it is not particularly attractive in terms of price (10,000 euros per parking space) – and I would also like to have 2 parking spaces if they can be implemented...

The house has shifted slightly towards the street (0.5m) and the covered terrace area is now at the southern tip. Office is again in the east and living room in the west.

We would definitely like to have one, at least for bulkier items like drink crates, milk cartons, etc. - the food supplies could disappear into the kitchen cabinets as far as I'm concerned (but my wife would like to have everything in the pantry)

Don't want to start a big discussion, just a note: in a modern house, the pantry never really gets cold. Even unheated in winter.

But if you have geothermal energy with a cooling function integrated, you can cool in summer and simply throw open the window (which of course is mandatory) in winter. It works wonderfully.
