Hello everyone,
Thanks for the numerous suggestions, criticism, and recommendations!
I will have to process them all first!
In advance:
- The house has 2 floors, so no roof slopes like the Cityvilla type planned by Streif Haus Haus. (I could no longer make changes in the post because of the deadline)
- The floor plan and the arrangement of the house on the plot can still be changed completely free of charge
- We only had one appointment with the architect. He quickly sketched us 3 variants based on my plan. There is no first draft yet.
- All additional costs for the plot, such as demolition of old buildings/trees, excavation for the slab, etc., are already considered and planned. That was not a topic for discussion for me here.
- The other plot on the right has a slight slope, ours does not. But I will ask about that more precisely, thx.
- We have to build with Streif Haus Haus; otherwise, we would not have gotten the plot. There is not much speaking against this for us now except the architect issue.
- We will plan the entrance on the right in the east. However, the entrance and the straight staircase run along the shorter side, at almost 8 meters width. You would have to check how that looks in the floor plan.
- Regarding the building line in the northwest: the building boundary considering the setback areas is already marked in the site plan, not the end of the plot.
- We like RomeoZwo’s comments regarding mirroring the floor plan, etc. We will probably adopt them!

Gladly,
- The path from the front door to the living room is too narrow
- Practically no wardrobe, meaning it is too small in winter, spring, and autumn
- Utility room with the huge window is too small, especially if it is also to be used as a pantry
- Kitchen too little storage space
- Sofa stands not only in the middle of the room but also blocks window space if these are floor-to-ceiling windows
- If the sliding lift door is in the dining room, why does the dining table block going in and out?
- Guest room too long, therefore the corridor is too narrow
At first, it all sounds like "it’s just the position of the furniture, that can be changed," but your floor plan only dictates this.
From my point of view, it is a basis for an architect, but I wouldn’t build it like this.
But I like the many windows; we have that too!
