We are just at the very beginning, wanted to read a lot, research, educate ourselves, look for a property at the same time, and then build. This is happening very quickly now, hence the questions about what we should pay attention to when buying the shell to see if it is good or bad.

Is it important to know which materials were used in the basement, which insulation, etc.? The same applies to the intermediate floors, or are the materials usually the same/similar everywhere?

In the past weeks, we have already had talks with 3 solid house construction companies, but it was never really mentioned what exactly is installed. It was always said either waterproof basement or not, triple-glazed windows, type of heating, pollutant-free materials, etc. Therefore, we are now very uncertain about how detailed one is informed about all this and whether there are really that many differences in the materials up to the completion of the shell.

There are certainly differences in concrete, insulation materials, basement constructions, etc.

There are regulations, standards, and also laws that must be followed. So by and large, it will be similar in most houses. Nevertheless, you can simply inquire out of interest. Who is building the semi-detached house? Take a look at the construction service description.. It should also state how the structure looks. At least that is the case with us. Upon request, you will usually be informed about everything. You are already dealing with it much more than many other families. When I think of certain house-building Facebook groups. I would not worry too much about it and mention your points in a conversation with the company.

Show it. But you want to have this company continue building, only with possibly differently placed non-load-bearing interior walls?

Do you have a plan of the development area with plot dimensions? Where is the double garage supposed to be located? You write that the terraces of you and your neighbors are planned with distance - not that the garage is supposed to be planned here. ps.: We live in a terraced mid-terrace house and hear "nothing" from left and right. However, both neighbors are smokers and for me that is one of the reasons why we want to change our living situation - when ventilating it can happen that our rooms smell of smoke because the smoke is drawn in there. But all the neighbors are really great! We also had experience with a family where the children + friends played in the garden (trampoline) and by jumping constantly looked into our living room. Consequence: we put up a nice privacy fence. So there are more points of friction but I think if you make the garden area well obscured, then it will be fine for you.
