Of course you can – at least as long as they are not load-bearing walls, you just knock them down if necessary.

Such a m2 of wall doesn't cost that much now – and better now than when there are already slots and cables for the electrical system inside and the plaster is on it. So it won't get cheaper later.

That applied back in the days of radiators – in the era of underfloor heating, you have to rethink a bit to avoid mixing up the system of rooms and heating zones. You can still change walls today, but it makes sense to coordinate this with the heating planning.

well, "in shell construction" means to me that there is no screed yet. And as long as we are talking about living spaces, so not a bathroom or storage room, the heating density is roughly the same.

In this respect, I see no problem with an average floor plan, for example, making one room out of two children's rooms or shifting the kitchen wall at the expense of the hallway, and so on.

Back to back has the advantage that the house is between the terraces... Whereas detached houses usually have nothing in between. That will be insulation. That mostly comes through the windows. Show some plans, shell construction photos, calculations, and floor plan - I plead not to buy without further information.

Experiences from a friend's mid-terrace house: Inside, you hear nothing from the neighbors. Absolutely nothing. On the terrace, it’s a different story – you hear every word of the neighbors, which is especially great when the neighbor is very esoterically inclined or a bit crazy.

With the newly built semi-detached houses here, it will probably be similar: from the masonry, each half is a house on its own. Because the plots are tiny, the terraces are stacked on top of each other. The adjacent single-family house has its terrace directly next to it (and 1m higher) – this will be a front-row seat for upcoming family and marriage quarrels, as long as they take place on the terraces of the semi-detached house.

Therefore: whether it’s a single-family house on a small plot with a terrace adjoining the next property, or a semi-detached house – in the end, it probably makes no difference. Anyone used to the balcony of an apartment building with eavesdroppers above, below, left, and right will have no problem with this.

(Should I tell our quarrelsome retired neighbor that when I’m having breakfast with the window tilted, I hear every word of the arguments and shouting in their living room when they’re airing out? [ER ist schwerhörig, deswegen ist SIE umso lauter ])
