The question then arises what you plan to do with the equity. Investment is no longer (profitable) due to lack of interest. Usually, the desire to own property comes from family background, building a nest with family, or so-called retirement planning. Often also the feeling of independence. So I would consider a rental house as an option if you do not see a personal reason.

Building doesn’t always have to be cheaper than renting. Even if you are honest with yourself. Those who do not know commuting will not learn to love it. Yes, 30 minutes without traffic jams. But how often do these situations occur? I am a commuter by profession, first by car then by train because it was less stressful for me even if it took longer. But I could doze, read, etc. Now I naturally enjoy the time working from home.

Well, in your place I would first seriously address the child issue. As a couple without kids, I would also rather rent or buy a nice apartment.

I think a lot of people today feel like this if they ever want to own property at all. Try working in FFM or Wiesbaden and buy a semi-detached house with those details (especially the huge plot for a semi-detached house) with only 15-20 minutes of commute time. That easily costs 200-300k more than the price mentioned here. For normal to well earners, moving away here is almost "without alternative".

I'll ask the other way around: why can't you calculate/estimate it yourself with the data, or what makes you uncertain? Why is the rate so low, especially considering the unresolved family planning?

So, with a loan of €418k, 2 children of school age, a somewhat higher household income, but a rate of €1600, I didn't have any concerns. On the contrary... so much is being paid off in special repayments that I have to consider what I will do in 10,x years (after 12,x years) when the house is paid off. That means either your expenses are higher than you think, or you are not as frugal as you believe.
