A completely different question about this: The consultant said that ground-floor apartments are hard or impossible to rent out. I don’t quite understand that. I myself lived in a terraced house that was completely ground-floor and thought it was great because you could step out to the terrace at the back. Does anyone have experience with ground-floor apartments? Are they somehow no good? If yes, why? Should the floor be raised instead? Could one possibly build barrier-free here and reserve the ground-floor level for disabled persons? Or is that also not desired there?

I can't understand that either. Depending on the location of an apartment, the rent can vary, that's probably true. But are all the ground-floor apartments empty with you? Maybe commercial use fits the ground floor as well. Baker/shop etc. Maybe the consultant should be replaced. Doesn't sound really competent.

Well, in the neighboring buildings, none of the apartments are actually on the ground level. The ground floor starts at a level of 1m or higher. Therefore, I have no comparison around.

In southern Germany, the EG and DG apartments sell best. DGs everywhere and EGs in quiet locations with [SNR] garden. In DD, the apartments/houses by the Großer Garten with green areas are also quite popular.

Yes, I also believe that it simply depends on the right exterior design. Many people surely like a nice terrace with some greenery. However, the risk of burglary might be a problem?

A forum member just said that the almost 4m ceiling height could be used as a sleeping gallery. I find that interesting. On the ground floor, we will probably have a clear room height of about 3.80m after a renovation. Should this height be made usable somehow? If so, how? If I plan a standard ceiling height of 2.40m, that would leave 1.40m of space above. But you can’t stand there or anything. At most as storage space. Or are there ideas about what one can sensibly do with something like that in an apartment?
