An idea also came from a consultant to offer student dormitories. The university would be reachable by bike and the many small living units would be very lucrative. Student dormitory doesn't sound bad either. It saves underground parking spaces on one hand, but more bathrooms and kitchens. And if one is not afraid of the additional effort. DD should have many students after all. Because the demand and prices of [Studierendenwerk] should be found out.

Student apartments are currently booming. Especially in the right locations or cities. In Düsseldorf, Bonn, Frankfurt, etc., you can get between 20 and 25 € for furnished student apartments. However, it also always depends on the average financial willingness in the cities.

Points to consider:
Market analysis and competitive situation?
Acquisition costs are not exactly cheap
Furnishing
Equipment such as high-speed WLAN in every apartment, network situation, etc.
Common areas such as billiards, TV, learning & chill, laptop connections are standard in larger new facilities
Additional services such as laundry facilities, security concept, e-bike charging station are also becoming increasingly standard
High administrative effort
High ongoing maintenance costs
High investment requirements

The consultant said that he had just realized such a project and all places were gone within the shortest time. So demand seems high, especially since we not only have the TU here but also the HTW.

Besides all the cost and technical aspects, I am especially wondering whether it fits into the residential area. Around are many former GDR Plattenbauten, all of which have been modernized and are well, if not fully, occupied. There are many retirees, since our parents’ generation stayed there. It’s not the Flodder family living there, like in Gorbitz, but rather the Schulze and Schmidt families. If a lively bunch of young students moves into the neighborhood, can that work?
