No, I think you misunderstood something there. The plan is, on the site you can, for example, build 4 buildings. We are building one of them. The other 3 will be built by the buyer who buys the piece of land from us, where his 3 houses will stand.
If we could sell, for example, five thousand of the 8000m² for at least €250, we would have €1.25 million in the pocket, which we could use for our house.
Such an apartment has an average size of 70m². €1.25 million / 1800 (€/m² price) = just under 700m² / 70m² (per apartment) would be 10 apartments.
The problem is, it’s simply not profitable. There are also demolition costs, paths and utilities (which, however, could also be shared with the buyer). In addition, the hassle with the tenants. By the time the thing pays off, 20 years are over and the building is already junk again.
We also considered gutting the factory building and, for example, turning it into a nursing home. But for that, all ceilings would have to be removed, the roof renewed, walls insulated (although they are quite thick), possibly an additional floor added – also a mega project that would blow the finances.
We would just like a solution where the heirs later have a regular income. But so far we are missing ideas.
