With experience, you don’t build 12 residential units as a two-family house - how do you come up with this constellation?

Now I understand the "division" - and exactly this kind of crazy idea should absolutely not become established internally before you get a professional on board. He doesn’t want any hobby cooks involved.

No matter who you bring in: definitely do it before a dynamic of foolish ideas develops within the family circle.

That was a completely immature desired number of apartments to be able to generate about 6000 euros in rental income per month.

Apparently, the professionals are completely fed up with family clans.
Who exactly is a professional to ask now? A business consultant?

However, that "outs" you as clueless. A "partner" smells that, thinks of easy prey. It causes mistrust in the family. Then comes the next partner – this time without quotation marks – but the trust is already gone and one rather fiddles alone. For the project with the consequence that nothing will come of it for years.

No, the professionals are more wary of the "grandchildren from the industry." But just google Porsche-Piech, that gives an approximate idea of the paralysis factor "two family lines." With three or more, of course, correspondingly more severe.

The latter would at most bring them together. One should not imagine "a" professional too monolithically. That's why I also said that the basis must remain "large." The complexity of the project developer must match the project volume. Are the surrounding plots perhaps already developed for that reason, because they were larger and could step on the noses of a higher number of developers?

The surrounding vacant plots were built on immediately after the reunification. The average East German can imagine how things went with these plots back then... Without knowing the ownership structures, I wildly guess that all these rental incomes flow to the West. The rest had already been built on before. So, if you look at it closely, we have an 8000m² building gap here.

Yes, that's why I'm asking here first what you all think.

But that is an unusually long time in which no one has bothered you yet.

Here you meet homeowners of single-family houses (possibly with a granny flat). So people for whom a twelve-family house sounds really big. For a plot developer, "a piece of a twelve-family house" is rather the epitome of peanuts. So it's already good if there is potential for several of those.
