That's a good idea. If there was commercial use there before and also in the immediate vicinity, I rather think it is designated as a commercial area and not as a residential area. So close to residential buildings, though, it would presumably be so-called "non-disruptive" commercial use. And if that is the case, the land-use plan would first have to be adjusted. The only thing I could still imagine is that you sell or lease the land to a supermarket. How is local supply there?
