Thank you for all the tips. I think I need to further develop my ideas and calculate how much money I will need, and how much would actually come out of a sale.

It's time for a hefty special land tax on undeveloped building land, I advocate 5 to 10 percent of the standard land value per year. Then the shortage of building plots would be solved quickly :-)

For my part, increasing linearly from the year when building was permitted. 0% in the first year, 1% in the second year, and so on. Ah, that would finally hit the right people :-p

Morning, then we would be in socialism, which has never worked. Ever thought that it can also be a form of retirement provision. Regards Olli

That should precisely not be the case; one should rather use gold, rental properties, or forest areas as investments. Our environmentally obsessed country has decided to limit land consumption and designate far less building land than is needed by the population that has massively grown due to immigration. Withheld building land worsens the housing shortage. And whoever wants to escape the special tax just has to build rental apartments on it. And earns even more money.

Well, if some people show cleverness and/or are lucky enough that farmland is converted into building land, I consider state coercive measures to be of little use.
You have to be able to afford an apartment building first. Just like the taxes.
Before I would have to pay taxes on it, I would put up the tiniest, smallest, crummiest, and cheapest building in the world, which can be easily torn down in case of a sale. No penalty tax and I don't have to sell either.
