Well, as I said it was a bit unexpected. We had done it pro forma and actually assumed due to the market situation that we wouldn’t have a chance without 15 kids anyway according to the points system... ;-) Then it was also said that the decision would be in March – now there was info with only 10 days until the first week of January. Kind of strange, there are certainly people who are on vacation over Christmas / New Year's...


I would like to – only it is a bit difficult to get an appointment with an advisor at this time of year at all – that’s why I turn to you all pleading for help :)


Would be okay for now – but there’s hardly any room for improvement there.

    [*]Still try to somehow get an appointment with a lawyer/notary/tax advisor
    [*]Ask the municipality for a little more time
    [*]Definitely supplement the notary contract with
    [LIST]
    [*]Internet guarantee or else withdrawal with interest-bearing money
    [*]A somewhat more precise definition regarding "what you are allowed to build"

I saw that, but unfortunately there is nothing about a doubling of the secondary areas. The base area factor is given as 0.35 – that only results in 160 sqm. I will speak with a builder and the municipality as soon as possible :)

I have meanwhile received feedback from the municipality. The 0.35 is indeed correct, there are no exceptions in the development plan for secondary areas.

Therefore, once again the question to all experts:

How is one supposed to build a house there at all?!

You don't have a problem at all. Be flexible!

Build the house + three parking spaces (does it have to be a double garage, or are parking spaces enough? ;)). The entrance can also be located at the driveway. The terrace will be at most 15 sqm, you don’t need a space for the garbage bins.
Honestly, who cares if your house entrance area (with 20 sqm quite generous) + your terrace end up being larger after all. Or if you build a shed. Or or or.

Simply plan creatively with the architect, he will, for example, only use the terrace as a placeholder anyway. Why do two parking spaces have to be in front of your garage, it could also be a single garage + two parking spaces, one of which is a "parking space" = entrance area.

Don’t just whine :rolleyes:
