Sorry, but you ignore all hints and tips with "I was told" – stories are told.

MY approach:

1. I am building a single-family house and need two parking spaces
==> one single garage and one parking space that is also used as a path to the house
2. Terrace will be tiny
3. I don’t need any storage space for trash bins
4. There is no garden shed either

That fits already. What happens in the future then...

P.S.: §19 has already been discussed additionally.

You, those are not good conditions if the person responsible in the municipality (and also the architect) tells you exactly the opposite. And the document that is the development plan requires three parking spaces (one for commercial use). I simply cannot disregard that.

If I have a tiny terrace, a mini house, no space for trash bins, no garden shed, and not even a double garage for the lady and me after €450,000, I might as well continue renting. There I have two parking spaces, space for a trash bin, 50 sqm garden with room for a grill, lounge chair, and parasol, and 90 sqm living space for €450 per month. This has nothing to do with being flexible or not, but with cost/benefit. ;-)

Well, I have to agree with .

When someone here writes a different opinion or a solution approach, you respond with "but I was told...". What did you expect? That we laymen here in the forum increase your floor area ratio or enlarge your property? :confused:

If it gets tight:
THE deadline is the signature at the notary...

Depending on the reservation contract (which we do not know), a cancellation from TOMORROW may possibly incur costs (municipality, notary). But it only gets really serious at the notary. And: The notary cannot force you to sign.

2.
We are also groping in the dark here if we do not know the exact wording in the development plan regarding parking spaces for "commercial enterprises / units."
