Just google permeable pavement. It is calculated differently than sealed surfaces. That's how we managed.

No commercial business is allowed here at all! Nevertheless, some entrepreneurs operate their photovoltaic systems here, and the self-employed, of course, use their office, often constantly during the day. I also use my office space to write invoices and for data processing. Since this usage is subordinate to residential use and no customers are expected, no one cares. If, of course, in a phone call, one repeatedly insists that this and that is needed for their self-employment, without which the self-employment cannot be conducted, and so on, then the statement about commercial use regarding the third parking space naturally comes up. You don’t have to tell everyone everything, which otherwise would not be noticed as such!

We have fancy gravel: clean and versatile - fully permeable.

:oops::rolleyes: oh... There are definitely enough ways to manage anyway. Btw, commercial activity is also prohibited here. But we also had an insurance office in the house for a while. However, we never mentioned that in the drafts. Why should we? No public traffic and no noise, so no problem. But a good planner who knows the local conditions is often better than waking sleeping dogs at the office.

Sorry, I’m sorry if it came across that way. It wasn’t meant to - after all, I asked for information. I just think that you can’t/shouldn’t take something like this “lightly” when it’s about life savings. That’s why I found “be flexible” a bit difficult ;-)

That kind of thing doesn’t really fit my personality, but I can definitely understand that it would be one approach...


We have an appointment with a local construction company on 15.01. – I’m very curious whether they will have one or the other “trick” up their sleeve in that regard. I definitely want to avoid tricking in the legally grey area.

I hope/think very much that the info regarding the ancillary areas is based on a misunderstanding. Would the following calculation be correct if you apply the building regulations with the 0.5 times exceedance?

457sqm footprint * 0.35 floor area ratio + 457sqm * (0.35*0.35) == 239sqm total buildable area?
If yes, that would actually work out really well! :-)
