Absolutely... Just for comparison: Bringing our single-family house from 1930 with 200m² to KFW 55 was estimated by our architect at 300,000 - 350,000€ after KFW subsidies. Well, we also had a renovation included, for which I would deduct 75,000€. But the bottom line remains: Renovations are expensive.... Postscript: We are currently heating (January over 24 months completed, so already after gas price inflation) for 300€/month. So purely from the heating cost side, something like this is at least not worthwhile for us...

But then certainly not with a floor construction for 40. Or do you already have a room height of over 2.35m? For 55, I needed a floor construction of 20cm – and that with PUR insulation.
If there are three residential units or more, does one not fall into a different building class and thus have higher requirements for the building, such as fire protection, …? Surely every federal state has its own regulations for that.
