Property purchase & broker behavior: Is this normal?

Yes, what kind of house we want, we know that.

The location is really great, we are very well connected (provided it is the plot, no highway noise and otherwise really great. I think the plot really exists, we were on site and received the development plan....whether it is as big as stated, of course I cannot see with the naked eye.

The moment I sent my post, I also received feedback.

The information I requested would be collected and then sent to me. If I want a purchase contract to be drawn up, I should declare that in writing & make an offer for the plot, as the drawing up of the purchase contract takes place at the notary and I have to bear the costs.

Now further questions follow:
- How do I proceed regarding "making an offer"?
- How many percent below the indicated price should one go? (the plot is undeveloped, the standard land value from 2018 is 280€/m2)

Depending on the location and attractiveness, I wouldn't approach it tactically (mentally ignore the asking price) but rather offer what the property is worth to you. The likelihood is high that you will even have to go higher. But I am surprised that she doesn't have a contract draft ready yet. Experienced agents always work with the same notaries and usually have everything prepared.

That also surprises me a bit. Of course, I cannot place an order for a purchase contract as long as I do not have this information. What also surprises me is that we only wanted completely normal questions/information, namely: - Is there still a land charge/mortgage? - Are there any other building encumbrances? - Do you already have an excerpt from the land register that we can inspect? - Is there already a soil report? That she does not have any information on this yet, although there are allegedly already interested parties who have submitted a financing request?!

At the beginning of your thread, I spontaneously thought this was again one of those topics where the term "11ant short sale" would lead you in the forum search – but at least that does not seem to be the case here. Nevertheless, I dislike the situation here that, if I understood correctly, despite the developer obligation you are supposed to buy the plot separately. That smells a bit like the myth that you can avoid paying property transfer tax on the house this way (which the tax office sees differently; there are plenty of threads on this here as well). By the way, it wouldn’t make any difference if the parents paid for the plot. Two other things don’t quite fit for me here: on the one hand, an (in view of the current market situation incredibly large) almost thousand square meters, which is still quite substantial even with a floor area ratio I of 0.2, but on the other hand the remark that the plot is suitable for a semi-detached house. Well, it may be buildable with end-terrace/detached house (E/D) – but nobody puts a semi-detached house in such a park. The other thing is that your self-diagnosed lack of building readiness and this plot size do not fit together. Someone who does not yet know what they want but is prepared to accept a semi-detached house would probably only be interested in such a large plot jointly with the interested parties for the other half of the duplex. On your own – that is, as a single couple/family – you would rather look for a plot of this size with already very well matured concrete ideas about the house, and if the sum of children and cars amounts to about seven.
