First of all, just do everything the realtor says, as long as no costs (reservation fees, etc.) are incurred.

Who knows how many people this questionnaire was sent to at the same time. If the demand is really that high, you will be weeded out if you don't play along. (I would do the same as a realtor to weed out people who then realize they can't afford it, but take weeks to find out.)

Ok, then we have already done everything right :D We were probably too "shy" at the beginning here. Meanwhile, I have developed, at least outwardly, a don't-give-a-damn mentality. Regarding the development, we received information from the responsible building authority that § 34 applies. However, when demolishing the old semi-detached house or semi-detached settlement house, we "must rebuild according to the existing rest in the same form, so that the character of the settlement house with eaves remains preserved in terms of shape and size proportions." I have to understand that first :D:D

I would interpret it like this: at least on the street side, the new house has to adopt the shape of the still existing semi-detached house. So height, roof pitch, etc. Probably also roughly the width facing the street. In the garden, I would try to interpret that more freely. But the architect probably has the better ideas there.

Just as a very rough example ...

Without this exaggerated arch (can you still call it an arch?) there might even be a picture.
And then I would definitely interpret that as "character preserving."
