Property purchase & broker behavior: Is this normal?

I have a question about that: The plot is tied to a developer. Does this mean that the developer can potentially earn more money with two semi-detached houses than with just one "normal" single-family house? I mean, it would be obvious to sell the plot to the interested party who builds the most expensive house on it, right? I have sometimes asked myself this question during our property search.

We have noticed that as well.
Although the land value standard rate is from the end of 2017 (or 2018?), if I remember correctly..
Prices here have risen very sharply, but €150 more expensive still needs to be justified first.
We will certainly address this again or try to negotiate.

Elsewhere in this forum, however, I have already come across that you can't rely on the land value standard rate (especially if it is so "old"). Which I might also agree with for 2-year-old land value standard rates.
Other plots here in the region are priced very similarly, or higher in the neighboring village.

Well, it is just the Hamburg commuter belt after all (even if others might see it differently, this is still considered a commuter belt here.) In Hamburg, we would pay at least €700,000 :(

No. The other way around: what is offered is what reaches the largest target group: in this case the cheaper piece of house, here: the permitted semi-detached house.

Lol... I live 7 km from Hamburg... probably the prime spot, but on the wrong side of the Elbe... but it’s not that expensive here.
