Property purchase & broker behavior: Is this normal?

It won't depend on that. It only shows poor organization on the part of the brokers. As long as the one interested party doesn't come now, you are safe. Otherwise, it just wasn't meant to be.

Note: The broker earns money because of a sale, not because of good performance. Renegotiating will be difficult.

Note: everything in life is negotiable. -You can also pay the broker an extra commission if they bring the seller down from their moon price.... -But if nothing is working and you have a lot of work yourself, of course you can say here dear seller... I buy the thing at price x and you deal with the incompetence with the broker and you don’t pay a cent in broker fees. -In the same way, you can also transparently say the deal is negotiated with the seller. But due to: waiting time, missing documents, I am only willing to buy now with a 2% reduction on the commission.

No, unfortunately we don’t know.
We are also about half an hour’s drive from the property. That means we can at most just drive over there and see if the guy from the small car workshop wants to tell us something. Otherwise, we don’t know anyone in that village.
Maybe he’s the owner and has seen how often we’ve been there and thinks we’re buying it at all costs :D

The realtors are becoming more and more unlikable to me anyway.
This whole offer thing stinks (to me) to high heaven.
Yes, I basically know that these days you can negotiate higher in very desirable locations, that happens daily here in Hamburg.
But we weren’t told that there are xy interested parties and that we probably have to offer more, instead we were just asked for an offer. If it’s not supposed to go below €424,000 anyway, it would be appropriate to say: "What are you willing to pay, the seller wants at least €424,000." Or did they think we would already offer more voluntarily in the first step?!?
So even if there supposedly are interested parties, I wouldn’t say more than what’s written there.

And the thing with the land register excerpt seems stranger and stranger to me.
It may be that there is still a land charge on it, but that can also be communicated. Because you won’t get rid of the place anyway, since that will show up at the latest when selling.

As I said, we will first take it easy now. If it’s gone then - that’s a pity, but then so be it.

Yes, probably! After having no chance with the first 2 viewed existing properties, even though we said "yes" right at the viewing and had a financing confirmation with us, we immediately said at the next two viewings that we would pay 10 percent more. One time, we were told that the others offered 20% more and that’s why we didn’t get the house. The second time, we probably would have gotten it, but at the same time we got the plot of land and chose that route.

You can say that, but whether the realtor will go along with it is another question. ;) He has a contract with the seller, and if he can prove that the contact and thus the purchase took place because of his activity, the commission is earned – without any outstanding performance. Whether that is appropriate is not even questioned. Apart from that: Wasn't there something about the seller having to pay the realtor (partially) starting in January?
