Since we are not from Hamburg, it doesn't matter. I never wanted to be. For that, I live without inflated prices. Report back on the viewing.

Standard land values often aren't worth the paper they're written on. Our standard land value from 2018 was €290/m². We bought at the end of 2019 for €400/m². Two houses down, about €460/m² was asked two months ago. o_O Hardly / No offers currently exist in contrast to the high demand at the moment. Oh yes, we are here around Stuttgart, but already a village without S-Bahn.

Had a look at Boris. If I see it correctly, the standard land value is "only" 265 euros/sqm. The values have the reference date of 31.12.2018. Maybe check again.. Doesn't make much of a difference. But for negotiations, it's always good to go in with concrete figures that can't be easily argued against ;)

Yes, we have that in mind.

Not least, I now do suspect a tied transaction. There is no indication of a binding in the advertisement for the property. However, we primarily became aware of the property through the advertisement of the GU (Heinz von Heiden).
They then sent us an offer for the house.
And additionally sent us the address. Their price calculations always include the price of the land.
When asked, the response was, "I have nothing to do with the land, that’s the agent’s job." Yes, but they must have some kind of connection!?

Today we will ask what a contract should look like; if it is contractually stipulated that we are tied to Heinz von Heiden, our enthusiasm will look quite different.
Because then we have
€20,000 demolition
€20,000 development
approx. €60,000 real estate transfer tax (instead of €27,000)
plus the fact that the land is €150/m2 more expensive than the standard land value (which may mean nothing, but is not insignificant).
