That is why I would not take the notary proposed by the seller/developer on principle either. For us, that was exactly the right decision, because the "standard firm" was not only hardly neutral but also snailishly slow.

Haha, good luck enforcing that. The chance is close to zero, at least if the entire project involves more than a single buyer. For a single house, a developer probably wouldn’t even get involved anyway, due to the lack of synergy effects.

Already done - it was no problem. :) The standard contract was still used as the basis, however, it was corrected by the notary in several points.

Unfortunately, with such principles, you often shoot yourself out of the race in the current seller's market. Then the seller just takes another buyer.

Probably then a smaller regional builder? I don't have representative experience with developers, but my impression is that there is usually a very clear procedure and changes are simply not accepted. I basically understand that. If I sell 30 or more apartments/houses, I can't have every change checked first by my legal department/lawyer.
In the builder's purchase contract, I had the option to have a few brackets added because, in my opinion, an extremely complex sentence led to ambiguity. Otherwise, nothing was possible for us. One request could still be included in an appendix.

The same applies here: supply and demand. Before the BT sits on its houses and apartments, suddenly a lot becomes possible.
