Property purchase & broker behavior: Is this normal?

I would just bluntly write that your offer is valid for 2 weeks and the property can be paid for in cash immediately. If it works out, great; if not, then not. This way you can also mentally close the chapter on the matter.

I'd write it off for now and calmly keep looking for something else.
I'd tell the agent that too, but he already noticed that you're eager,
Either it happens as described at a lower price or it doesn't.

Well, if he is assuming a value of 500,000 EUR, the price still fits including demolition. ;)

Since they haven't managed to find out in the last two weeks whether there is a land register extract or not, we are going to sit back for now.

Do you know the owner by name or can you find out? (Neighbors, for example) You might consider talking directly to the owner again in 2-3 weeks if you really want it... but I wouldn’t push your pain threshold any further. You’ve set your price, and that’s final. You sell property poorly anyway in January. By the way, I would also renegotiate the broker fees, given their incompetence... When I put a property on the market, I have all the documents ready that are necessary for financing. The glow of this candle is getting brighter and brighter... The only thing they realized is that you really want the property... you can tell by their reaction. The poker game is on ;-) A broker usually has a notary at hand. As a private person, I can now manage to get land register extracts and drafts of purchase contracts within a day....
