That's what the 11ant Barthel tips are basically about: 1. Avoiding useless helpers who only cost time and cause frustration; 2. Perceiving target group owners who are overlooked by competitors; 3. Acting targeted and effective instead of diffuse and exhausting; 4. Then it works even if you "just cook with water." There's no magic involved (and at least less persistence than before).

Yes, of course: 1. enter "11ant Barthel" in the forum search; 2. if you find links containing "Threads" within the posts of the search results, you have to convert this into a lowercase "threads", otherwise these links unfortunately break.

So, we have now received the land register excerpt. However, I am somewhat puzzled by it. The property was already offered and sold on IS24 in April of this year (I had already mentioned this), the land register excerpt is approximately from this date. That means the original owners are listed, both of whom have already passed away. Is this normal? That the heirs are not listed? Or rather, since the property has now been sold, shouldn't the buyers be listed? I am slowly getting very annoyed by this strange procedure. "We have now received the land register excerpt" Date of retrieval: 28.04.2020 Furthermore, "The information about the building encumbrances is unfortunately not available to the owner in written form. Therefore, we have requested this anew. According to his information, there are no entries in the building encumbrance register." Well, I can rely on that just great.

If you now pull a new excerpt, the new owners will probably be listed in it as well. However, that costs money. The owners should have the registration notification, though. I don't understand why they don't present it.

By the way, the information from the register of encumbrances also costs money and can take several weeks. That might be the reason why it is missing.

Some courts are spread over several buildings, but it is probably standard that land register excerpts and certificates of inheritance are processed on at least different floors. Both clerks do not act on mutual orders from each other, but separately on the initiative of, ideally, the same notary at least. There is no digital pneumatic tube for analog files. Real estate transactions are not for day traders; you have to have patience like a rocking horse.
