Bedroom: why 2 windows? Remove the window on the left side of the plan and then the bed will fit. Utility room/guest room: I would reduce the size of the guest room to benefit the utility room. If I am reading it correctly, the guest room is not significantly smaller than the children's rooms... as a child, I would feel somewhat tricked. Yvonne has basically said everything about the kitchen...

Our kitchen is not shown. As mentioned, we have a complete row of 3.4m; the coffee machine is there, knives and fruit are on the island, and the kettle and other electrical appliances are taken out of the drawer as needed.

EDIT: Isn't 2.9m a bit tight for a bed and nightstand? The longer window is kind of a "basement window" with a sill height of 1.75m; below that we originally wanted to place the bed.

EDIT2: Yes, reducing the size of the guest room is still possible, but then the TV wall would also shrink. However, since ultimately both children's rooms are occupied by only one child each, this probably won't feel unfair.

It is tight, that's true. But I wonder, how can the planning be such that you cannot place your bed? What does your architect say about that?

- Is the utility room also used for the technology? 6.xx m² for both seems a bit too small to me.
- I would have the upper floor set back again, that just won't work.

1. No space for a bed
2. The office is just enough for a small office. Apparently, a closet is supposed to fit behind the door, then an L-shaped desk on the left and top sides of the plan. You can forget about a shelf at the bottom of the plan because the 1.80 m are already too small for that.
3. I'll accept child 1. You can use the niche well for the bed or desk. But child 2 is absolutely impossible. Even if you say that family planning is finished, I find the 12 m² completely wasted. It is just not possible to furnish it.
4. Distance from bed to toilet is probably the longest possible way in the house.

The root of the problem for me is the placement of the staircase. It works because of the protruding bay window on the ground floor, but the upper floor becomes almost completely unusable because of it.

Attached is a suggestion; in advance, I would reconsider the entire floor plan completely because I do not find the staircase position suitable.
Disadvantage: You can only place 2x 1.5 m closets in the dressing room. However, you could move the wall in the bedroom at the top of the plan towards child 2 so that 3 m of closet can fit there, as I have drawn. But then, the purpose of a dressing room is lost somewhere if you end up having closets in the bedroom again.

Advantage:
- The dressing room is not a trapped room, which is especially pleasant with different sleeping times.
- The bed has enough space
- Child 2 is more usable.

As said, this is only meant as a suggestion.
