Just search in AD and the FAZ real estate section for building in existing structures or remodeling to get an idea of the possibilities of “junk.” There are quite a few gems among existing properties.

As long as the order situation in the construction industry remains high, prices will only know one direction. The municipalities pass these costs on to the buyer through the land price. All this climate nonsense will not exactly have a price-reducing effect either. In the next new development area of our small town, a relatively large amount of green space is planned (to supposedly counteract overheating in summer). Visually, of course, that is nice at first, but ultimately it also means more non-saleable space. In other words, these costs for green strips etc. will also be spread over the square meter prices and ultimately fall back on the home builder's shoulders. Energy requirements (in the mentioned new development area Vellmar-Nord, KfW40plus (!) is mandatory) will lead to further price increases. And you will see, we will also increasingly read about mandatory solar installations here. However, my sympathy is limited. Many people currently vote green, so they should also pay green. That's just how it is.

So what? Fine by me. I have been repeating myself here for years. Photovoltaics is the only thing on the house that generates profit; everything else just costs money.

Even here (among other places, Erlangen) there are building areas where kfw40+ is required. The “plus” is not the annoying part of the requirement, but the 40 standard, because a massive house with a basement becomes extremely expensive due to the requirements for the exterior shell.
