We did too. I had search alerts activated for plots and existing houses. The listing was only online for 1 day due to the many interested parties.
Additionally, we repeatedly spread the word within our entire circle of acquaintances, at work, friends of our parents, etc., that we were looking.
Crazy enough, just as we had bought, 2 houses came up here before they were listed.
So: don't give up

In my opinion and experience, you are absolutely right. We have already seen houses with friends and acquaintances that we, or they, could not have afforded as new builds. And you live just as well or even better in them, apart from the fact that the plots are much larger. Existing buildings have details and special features, plus the large plots included, which nowadays are no longer affordable for most people. In our new build, we will also live considerably more modestly than in our sold house.

As long as the order situation in the construction industry remains high, prices will only know one direction. The municipalities pass these costs on to the buyer through the land price.
This whole climate nonsense will not exactly have a price-reducing effect either. In the next new development area of our small town, relatively a lot of green space is planned (to allegedly counteract overheating in summer). Visually, that’s of course nice at first, but ultimately it also means more unsellable area. In other words, these costs for green strips etc. will also be spread across the square meter prices and in the end will again fall on the home builder’s shoulders. Energy requirements (in the mentioned new development area Vellmar-Nord, KfW40plus (!) is mandatory) will lead to further price increases. And you will see, we will also increasingly read about solar obligations here.
My sympathy, however, remains limited. Many people currently vote green, so they should also pay green. It’s just the way it is.

KFW40 Plus mandatory? Mandatory solar installations? Oh my God, I didn’t even know that something like that exists! Is that even legal?

Yes, and? Fine by me. I've been repeating myself here for years. Photovoltaics is the only thing on the house that generates profit, everything else only costs. We also have construction areas (including Erlangen) where kfw40+ is required. It’s not the “plus” that is the annoying part of the requirement but the 40 standard, because here a solid house construction with a basement becomes extremely costly due to the requirements for the exterior envelope.

After 12-15 years, the thing only starts to generate profit. You really have to be “eco-friendly” to do it. After 20 years, the performance has decreased.....

We decided against photovoltaics. The electricity price is expected to go down. We don’t have a heat pump in the house. The company car is electric. That has to be enough.
