No building plot can be found in the southern part of Schleswig-Holstein

I believe the people from Hamburg are complaining on a high level. A few months ago, I was talking with someone here in the forum in a thread about the Hamburg hinterland and how impossible it was to find plots of land. After a few minutes, I found a new development area online in the southern part of Hamburg (still within the city limits), where plots were immediately available (also for detached single-family houses). With an S-Bahn connection, allowing you to be in downtown Hamburg within 30 minutes without changing trains. For 300 euros/sqm!! The area was called Vogelkamp Neugraben. It is all allocated by now. The OP said back then that "for real Hamburgers the south is no longer real Hamburg." And that the district center was not so nice. But that the Old Land with beautiful nature was right on the doorstep. So anyone who leaves such plots lying around for so long cannot be in that much need...

South of the Elbe is basically Northern Italy... and Wilster or something is really far away.

In Quickborn, until a few months ago, single-family houses for 500k were still possible, in my opinion.. new build.
Currently, however, it is really empty. Everything is still bought up from the year-end rally.

Can anyone recommend a solar installer in SH? I can't find any direct recommendations in the specialized forum either. It's all just in the South.

Overall, the listing here in the thread does show quite clearly that there are still areas coming up everywhere. This then confirms the Deutsche Bank’s forecast that in 2022 in Hamburg supply and demand have overall balanced out.

Until recently, there was a building plot here with 600 sqm without a building obligation in a 3000 inhabitant village with infrastructure and 5 km distance to the nearest town with 15,000 inhabitants and a train station offered for 160k.
And it was even on Immoscout for quite a long time (months).
Man, we should have bought that :(

15 minutes by car to the district town, 15 minutes by car to Norderstedt and 15 minutes by car to Ahrensburg....

My partner sold two plots totaling 660 sqm in a suburban district of a 60,000-inhabitant town individually for 150k two and a half years ago, because effectively no one wanted them in the more convenient size (only solvent applicants counted). The only drawback was the single-story nature at a time when apparently the replacement villa is the measure of all things. And then you offer a bungalow plot and no one (see above) wants it. The plots are not to blame if people can't resolve the triangle of creditworthiness-demands-Pinterest daydreams.

My wife and I hang out on Instagram in parallel. But building a house there is not really fun. 99% build in the middle of nowhere with land prices around 50k. In return, great views of the wilderness (I mean that positively in this case) and enough budget for fancy houses. Those are gladly shown off. The fact that practically nothing is within walking distance and that without a car you would live the life of a leper in the Middle Ages doesn’t fit into any post.

You feel very insignificant with your house construction as a mere mortal in the Düsseldorf suburbs :D
