Plots in Cologne only through developers?

Today I had the opportunity to speak with the city of Cologne. The Department of Real Estate confirmed to me that the old procedure of providing information to registered end consumers about plots of land to be offered no longer exists. Ideally, information should have been provided. It was confirmed to me that in the future, except for a few exceptions, new plots will be marketed to major investors.

There may still be individual plots that will be sold to end consumers in the next 1.5 years, but this is very limited. A few plots in Weiß, Sürth + possibly Sürther Feld. Also occasionally in Merkenich. In the western part of Cologne, apparently no chance, from what I have heard (although I then wonder what is going on with the area in Junkersdorf next to the A1 highway tunnel, which was reported in the press).

As I understood the employee, the new development area Sürther Feld is not yet fully established and there will be further expansion phases (I hadn’t even had that on my radar). If one is willing to buy something from an investor, there is a chance of getting a house there in a reasonable timeframe. Although I believe the location of Sürther Feld is not really that great. I have to look into that again. If I look at the extent, it might be similarly large as the "Ferienhaussiedlung" Widdersdorf.

For urban development, I find it very unfortunate when large new housing areas are developed by investors following a set pattern. You can google what something like this looks like if you search for the term "new housing estates from the air." Like factory farming... POING near Munich seems to provide a perfect example. I wonder if this approach of the city is really citizen-friendly and service-oriented towards the residents?

Anyone who wants to build and is satisfied with the location Sürth should check out Immoscout and look for a 132m² house in Sürth. There, you can realize your dream home on a 562m² plot. However, Sürth is not on our agenda (especially not with over €1,000 per square meter). But we still drove by when we were in Weiß earlier. It is definitely quiet there... maybe a good tip for one or the other....

Regarding ads: I can't imagine that much will come out of it except absolutely overpriced offers, right?

Personally, I know of two cases where a suitable plot of land was found through a newspaper ad. I think it partly targets a clientele that has nothing to do with the internet etc. and is still "old-fashioned." You can be lucky, but you don't have to be.
