You don't need to do that every two weeks either. Pure waste of time. Register as a building interested party with the municipalities that interest you, that way you will also stay up-to-date. We regularly received emails from the building authority this way about the current status in urban land-use planning and when the development or marketing is expected to start. However, this is handled differently in every municipality. Just call and ask.

I would simply save searches additionally in the portals - then you receive emails about new properties. There is a risk of missing something if you only follow the market casually and not meticulously.

Yes, everything is shacks in my understanding, BUT not within the 25 km radius, BUT in the cities mentioned in the original post.
I left out the villages within the 25 km radius, and I didn’t see any shacks there because I didn’t look.


Please let the money topic be.

I would set myself a few minimal criteria - how many sqm of living space MINIMUM. And the financial pain threshold minus 150,000 for a renovation. How much garden. Year of construction, basement, garage, number of floors, etc. I would initially ignore. And then do a very generous radius search. A good architect can make a modern dwelling out of almost any house, which then is not run-of-the-mill but can even be individually more suitable than a prefabricated house. Just look in [AD] and in the [FAZ] real estate section for building in existing stock or renovation, to get an idea of the possibilities of "junk". There are quite a few gems among existing properties.

Of course. But then don't complain or stay happy with the rental apartment. Sorry, but you are not the only one who finds the real estate market upsetting. However, you do well in life if you adapt your wishes to your possibilities.
