I find the opening post very sympathetically written
To be honest, I don’t. I find quite a lot of it somewhat derogatory and black-and-white talking, which is not true at all.
I don’t want to come across as bitchy,
Good thing you say it yourself...
but rather "how do I buy/find a property that is paid for what it is worth. Even if it is a million"
Black market? Darknet?
The places that come into question: Elmshorn, Norderstedt (but only obligatorily mentioned), Quickborn, Kaltenkirchen, Henstedt-Ulzburg, Rellingen, Ahrensburg.
We do not want to go to the village because of us and because of the kids. Doing a child taxi every day is not a pleasant prospect.
I understand well the thing about playing taxi. But that doesn’t mean that all those places are just wilderness or village no-man’s land. It was already pointed out above that also small communities have schools and good infrastructure – I find that very naive and derogatory toward nicer places.
... buy a wreck and tear it down ...
... 500,000 euro for junk ...
... accept 500,000 euro, or would we be the only idiots falling for that ...
- Try typing Norderstedt with a radius of 25 km in a portal with construction year from 2000 and show me the wrecks!
Has someone recently built around here? How did you find your land?
... just search in your own bubble, that would be my tip!
As written above, a complete wreck costs 400,000 euro.
It was much more about not buying significantly ABOVE the value and how to do that,
Outlet and Billy cheap does not exist with real estate. Maybe there are forced auctions again sometimes, but in your eyes those will also only be junk, wrecks, as long as it doesn’t have new-build character.
Currently have 60 as equity,
That is not much at all to depreciate everything around you.
And honestly, whether I take out a loan of 900,000 euro or 830,000 is pretty much the same to me. Because it’s already an extreme amount anyway.
You won’t get that loan at all.
Our goal is to be finished in 25 years.
Why? What do you dream about at night? You have 35 years and you will probably need that too.
Properties that make it into the portals are actually waiting for fools: the market absorbs market-appropriate prices before they get there
I have never understood you in this respect. Doesn’t mean you have to explain the real estate market to me now. But I have always wanted to say that. as you already say: it is pointless to look where you have a simple travel time of over 1 hour. But you should also look between the bigger places. And you shouldn’t see everything as a “wreck” just because it doesn’t meet current taste. Am I right in assuming that you have not yet looked inside a house? Or the inner location of the offers? Then you can also plan mid-term to find your work focus closer to where there are offers. And with 60,000€ savings you just can’t pretend that everything should be spoon-fed to you now. As you already recognized yourself, the savings are just enough for incidental purchase costs, kitchen and some furniture. So it will come down to 100% financing. A semi-detached house is a good option, for example, the portals offer them. A user here found a plot in Hoisdorf or Groß Hansdorf several weeks ago, for example. If I were you, I would first try to look between the places you mentioned and not depreciate everything. Widen your horizon a bit about what you can get for your money. Then you will find something too.
