No building plot can be found in the southern part of Schleswig-Holstein

So, I don't know. We were offered 2 plots in the last 2 years. Sure, with luck and all, but someone who is really really looking would have come across them too. These were 2 small new development areas Arlaustieg in Norderstedt and Ernst-BAder ring. In both cases, we found the owners through the building committee documents. Both times someone had dropped out.

One was 480 €/m² and 450m² and one was 520 €/m² for about 700 m², in both cases we also had to decline.

And all this from Koblenz. And never advertised for a normal plot. Price aside: I think you just need to search with more "enthusiasm". 2-3 major portals are simply not enough.

We are looking in the expensive district of Stormarn with €2000 less net income and the same equity (self-saved).
We have only been seriously looking for two months and could have already bought an EDI house (modernized/renovated) in Hoisdorf with 600 sqm of land.
We didn’t want that. Now I’m a bit regretful about it.

We probably could have also gotten a semi-detached house built in 2001 in Elmenhorst, but unfortunately we were a bit too hesitant/undecided.
Another semi-detached house built in 2001 in Elmenhorst was on the market from October until early January.
It was really nice and the price at 360k was more than fair. Only we unfortunately weren’t ready yet then.

Two days ago, an offer came for a single-family house with a solar system from 2006 (like new) on 500 sqm of land, two villages away from Bargteheide. Financially probably not entirely within our range but not completely out of the question either...

So I don’t think it’s that bad yet.
Cheap offers on the portals disappear very quickly though.

So we are not giving up. However, unlike many others here, we hardly have any demands.
Solid condition, reasonably modern equipment, 4-5 rooms would be great, and a garage should also be included. That’s enough.
That’s also how I grew up and it was great.

I already heard from my girlfriend that a colleague with her partner and an €800k budget has been searching forever and can’t find anything. How can that be, please?
I think the demands today are in some cases so ridiculously high...
But maybe I’m living under a rock and missed something.

If you can get 1 million and you find a suitable property, then just buy it. It doesn't matter at all if you're the "fool" then. You're not, you have a residential building that suits you. Who cares what others could or would pay for it? I find it strange how much you orient yourself to others, the market, the value. That leads to nothing, as you can see, except becoming unhappy. Your story is somewhat like Watzlawick's hammer story.

Hi, I would rather look at the A7 if I work in Stellingen, instead of, for example, in Ahrensburg. We built in Bad Bramstedt 2 years ago, about 30 minutes to Stellingen. Small town, rural, but still everything is there. Prices here are currently 200-230 euros per square meter. There have been some plots of land available in recent years. It is worth not only looking but actively contacting development companies and building authorities. Our plot was never publicly advertised.

Land purchased 880 sqm for 67,000 euros. I really don't know what everyone's complaining about. How expensive can one sqm be?
