Good for you. But you could have kept that post to yourself, because the price is unrealistic for most regions. Besides, the OP isn’t looking somewhere in Bavaria but in the outskirts of Hamburg.

Sure. As an outsider, you will only have the problem of not getting a spot easily in the development areas of popular and attractive municipalities. Read through this forum and you will see, there are almost everywhere full waiting lists and clear excess demand from applicants. If you are lucky, the allocation will be regulated "only" by a simple lottery procedure and if you are unlucky, by a local resident or points model. Then it means: please queue at the back. The demand in exactly such basic and medium centers with infrastructure and a big city at the door is currently huge; home office has given an additional boost to that. A small illustration: Large development area here around the corner (City of Vellmar, 17,000 inhabitants, good infrastructure, tram connection to Kassel): 126 building plots - around 2,000 applications. The ratio of applicants to building plots will certainly look even worse in the Hamburg metropolitan area. These are simply the current realities in the real estate market. Whoever does not want to acknowledge them will not get ahead either – or needs, figuratively speaking, to win the lottery (plus the additional number!).

Crazy. That's an applicant to building plot ratio of 20, omg. I wonder how the land prices will continue.....

We really got lucky - in our home district, 15 new building plots were announced (farmer was convinced to sell, only agreed because his children also need 2 plots) - they were also gone relatively quickly. Fun fact: The municipality was sure that the plots would not be sold for a long time. When I heard that, I just had to laugh heartily - the plots were gone within a few weeks....

I am trying to simplify the question, but I don't know if it will be helpful for you. How would your answer be if there were only the following alternative: "village" (there are indeed child-friendly places and suitable conditions for children in terms of alternating child taxi, neighborhood help, etc.) or still "rental apartment"? This is now extremely to the point, but maybe it helps. What is your answer to this question?

I would like to share two suggestions: If you can no longer keep track of the websites of the cities, please at least write to them regularly on your own initiative. Regarding internet portals, I hold a different opinion than you and some other forum members. We bought our plot of land through an internet portal at a fair price and also sold our own house through an internet portal at a fair price (this was confirmed to us by the buyer). I don’t know how often you or your wife are bored, but perhaps you should still keep monitoring the listings on the internet portals, since meanwhile municipalities and communities (sometimes through intermediaries) are also going this way.
