The Hünerleiter measurement comes from the drawing of a planner/house provider, I hadn’t noticed it like that, but it’s correct. Half a meter more for the stairs would, in my opinion, be no problem. The question is whether that will be enough? The double casement window in the hallway is shifted in the current picture. Or do you mean an additional different size? I find it super difficult to draw furniture in the children's rooms. It feels like the needs tend to change quite often, but another variant is coming. I will also draw the knee wall, but not today anymore. By the way, an intermediate ceiling under the gable should no longer be installed. This way there is room for loft beds or galleries. P.S. this is my first post in this forum. I have been reading along for a while.

We are also soon building a semi-detached house (150 sqm) with a width of 6 m on a 360 sqm plot. You’re not building in the same new development area near Aachen by any chance?

Our problem with the planning was the width of 6 m. That doesn’t leave much room. That caused us a lot of headaches.

My first thoughts, swap the study and bathroom. Possibly optimize the bathroom further. Toilet under the window? Shower with tub or rather walk-in? I like the position of the kitchen. However, the living area may possibly be too dark or too small. Make the utility room smaller and put the home technology under the roof? A small utility room upstairs instead of a storage room?

Here is our floor plan. Maybe it will give you new ideas.

Nice to see a different plan with the same external conditions!
Thanks for your ideas. But you can already see that quite different needs are behind our plans. For example, I wonder why you completely omit windows on the house side on the ground floor?
May I ask if you have already decided who you are building with? We are going to the notary for the plot in a week ...

The living room window has an area of about 3.6m². And since it is on the south side, hopefully it won't be too dark.

Edit: What exactly do you mean with your suggestions about the bathroom? Of course, the shower is walk-in

Maybe someone still feels like explaining the reason for the pipes a bit more objectively? The planners and architects from 4 different providers all found it unproblematic in terms of implementation. What exactly are they hiding from us? Is it simply about the length of the pipes? Isn't additional soundproofing enough to prevent "disturbances"? Or is it just "done that way"?

I think it’s great to get to know other home builders from the same new development area this way. Then we can soon throw a barbecue party and philosophize about building.

We also have our notary appointment next week. We have decided who we are building with. I’ll gladly write that to you directly.

You are absolutely right. It’s clear that we set different priorities in the floor plans. For example, there will be three of us moving in. It’s really very interesting to see what comes out as a result under the same external conditions. You with a semi-open kitchen with a view of the greenery. We with a closed one with a view of potential visitors, etc.

We have planned a 9-meter-long garage. We need space for our bicycles, tools, and gardening equipment. Unfortunately, that leaves no room for a window. A very narrow one would fit right next to the garage door. We didn’t like that as it limits the options to place cabinets. One of many compromises. It will be a bit darker.

Ah okay, you have a south-facing location. We have northeast. Then it should be nice and bright.

Of course, I meant an open shower and not one for decoration. And the window behind the toilet has a high sill height? I’m thinking about window cleaning.

I also really like your hallway with the double door.
