I miss this picture and also the site plan.

I can only agree with all the recommendations regarding a small utility room on the upper floor (vacuum cleaner, sauna cleaning, toilet paper supply, doing laundry etc.). It is less about cleaning agents, as I recommend frugality anyway and think that generally an all-purpose cleaner and vinegar essence are enough. And if there is occasionally one bottle more in the house, the world will not end because of it. The storage shelf in the utility room can hold a small compartment for this.

Children's bathroom .. with a bathtub. Sure, there are adjustment solutions for floor-level showers, but those are rather emergency solutions. I fondly remember the cozy bath evenings with my niece/nephew .. together in the tub, the aunt sitting on the edge of the tub, looking back. And they kept doing that until the age of 7/8 and only then used the shower. If you plan the children's bathroom properly, you can have the bathtub there for the next 20 years and then remove the bathtub and install a proper shower.

Sunlight in the living area with this north arrow will be limited to the later afternoon hours in summer .. in winter, no sun at all in the large common room.

Otherwise, I would say, nice if you can build so generously.

If you already change all sorts of things in the first draft, there should also be an improvement - but I do not see that. You could address individual facts, like the sauna opening into the dressing room instead of the bathroom, the fireplace room being smaller than the vestibule, and similar awkwardnesses. But I prefer to say it more conceptually: distance yourselves from the notion of impressiveness and from the dogma of the prominently positioned show staircase and build a house for its residents - this one, on the other hand, looks more like it is meant for nouveau riche people such as those who populate the cosmos of RTL & Co.

At least in terms of space, I would at least "pre-install" a bathtub. I readily believe that a house planned with the limited life experience of people in their mid-twenties will no longer be lived in at fifty. But then you'd rather sell it than demolish it (because it is useless for "older" buyers). I see it the same way with the garage (I don’t see any on the plan) as with the bathtub: one can personally and for the moment think that cars can also park freely standing - but the marketability of a villa without a garage (or at least the space where it can be well placed) is as bad as that of a luxury sedan without electric windows.

Hi,

I am a complete beginner in the field of house construction, but I can give you a tip: If you were to get married, you would have to pay less tax and thus have more cash available for building the house. By the way, the tip is free, even though you already earn so much at a young age.

People, don't exaggerate with your words of wisdom. Scenarios are being constructed here... uh-oh. As a dad with 2 small kids, I can tell you: it's all half as bad and our "big one" (3) for example prefers to shower rather than bathe... Walking long distances to the children's room at night? First you'd have to manage to get the kids to actually sleep permanently in their own rooms instead of in the parents' bed. etc. etc.

As for the north orientation: the same applies here: it's all half as bad. In Germany by the sea? That's usually in the north, meaning everyone who somehow has the chance of even a cm of sea view orients their houses to the north. No one would question that critically, but as soon as the sea is no longer in sight, of course the southwest orientation has to be enforced immediately again.

Especially in winter, a few sun rays are enough to overheat modern heavily insulated and only slowly controllable houses (thanks to underfloor heating). When it's cloudy or completely dark most of the time (i.e. in the German winter), the orientation doesn't matter. Okay, during the transition period, maybe. In summer, from my point of view, it's a blessing if, instead of shutter blinds, you can look outside unhindered all day. I would always prefer an orientation of the house based on the view / or towards the side away from the street rather than a stubborn southwest orientation.

Be that as it may, the design here is still rubbish, but not for the reasons mentioned above, rather because little quality of life was fitted into a lot of space. I prefer it the other way around.

North orientation obviously requires a valid reason such as a sea view. Behind the dike, no one builds northward without necessity – and for good reason. Too little natural light promotes melancholy. Those susceptible to that make themselves permanently unhappy with a north orientation or spend the winter in another house.


That is an excellent summary.
