A difference like day and night.
I’m wondering what’s not quite right. I don’t even want to complain about the many angled walls, but something is bothering me.
What if you have the staircase turned at the bottom and let it come out straight at the top? Then there would be a bigger dressing room and more space for furniture.
I don’t like the bathroom. If a T has to be there, I would go for an L and swap the toilet and shower anyway.
I would put a window on the short wall between the staircase and the dressing room. That would be both lighting and an eyecatcher.
Leave out the door between the utility room and the garage. It’s not necessary, it collides with the laundry at the shaft anyway... the front door is quickly reachable too. The room gains furniture space.

Mh ...

- no light in the upstairs hallway - a pity.
- bathroom layout is a disaster - better to forgo the second door
- bottleneck at the kitchen island
- external chimney on the eaves side - how does that look in the elevation?
- door to the utility room - garage serves what purpose? Letting car fumes reach the fresh laundry?

But my main problem:
- the garage is practically placed in the middle of the garden. Netto or not, I’m not building a bunker in my garden. That’s like fighting fire with fire. Now you’re squeezed against the garage wall or the neighbor’s fence. I think that’s really ugly.

If it were mine, I would see if it’s possible to build a wall (preferably natural stone) along the boundary to Netto as a sound and privacy barrier. Then plan garage/house optimized for garden and terrace.

- A bay window looks nice ..... however, in my opinion it spoils the floor plan here, can't it be omitted?
- your main bathroom is about 11.5 sqm, why 2 doors, when the dressing room is separate anyway, it is actually reasonable to get dressed in the bathroom as well

Hello dear all,

we were quite heavily occupied due to Corona, but thank God not infected.
A lot was going on, but now the topic of the floor plan can finally be pushed forward again.

First of all, thanks for the suggestions. My brief feedback on that
- no light in the upstairs hallway - a pity. indeed, but we would forgo that. possibly a space-saving staircase to the attic with Velux windows as an idea
- bathroom layout is a disaster - better to do without the 2nd door. We now also see it that way. The door will be removed.
- I don’t like the bathroom. - yes, we also don’t think it is optimal yet. Good idea with the L and swapping toilet and shower
- bottleneck at the kitchen island. Yes, we were in the kitchen studio, they told us the same. We will have to reconsider here, possibly optimize the bottlenecks for the sliding doors
- outside chimney on the eaves side - how does that look in the view? Poorly, so the chimney moves to the other side of the room
- door utility room - garage serves what purpose? To leave the car smell on the fresh laundry? We want to get from the garage into the house with dry feet. Therefore, this is an important access. Whether the door is optimal there can certainly be discussed.

- a bay window has something visually...... That was an important wish from the start. Meanwhile, we could also do without it, so not a MUST.
- still don’t see a pantry. Wasn’t that a wish? It was a wish, yes. But not a must. I think the kitchen should also have space for supplies or space under the stairs...

That has indeed been a topic from the beginning, the basic orientation of the house on the plot along with the garage. We always indicated Netto as a no-go topic, but after the first concrete floor plans, the shape of the plot (rectangular 25m width x 30m length) as well as the location including garage is also an issue.

Here I would like to know your opinion.

Option 1: Roof with north-south orientation. You know this floor plan, and it was for a long time our favorite. We never considered another location. Bay window to the south. Attached you also see the neighbor’s garage and distances. Somehow the main garden also extends to the west below. Possibly more or different windows behind the sofa? We would indeed then reduce the garage so that it does not look like a bunker and the view is more open. We would then visually take Netto out of sight with a wall/fence/plants, good hint Katja—THANKS!
A friend then said: Why don’t you just rotate the house 90 degrees, then you always have the main garden in view from the ice/ living room.

Said and done. And now we’re not really sure what we should choose...

Option 2: Roof with east-west orientation. We turned the house. The kitchen should definitely be facing the street, so we changed the room arrangement a bit. Roughly, we would arrange the rooms as drawn, of course fine tuning would still be needed. The floor plan is rather a rough draft, please don’t be too critical about it. The architect wanted to show us how the house would then be situated on the plot. We would give up the bay window here, as it doesn’t really fit. Also, the front with the two extensions could be designed better.
But an important decision criterion: Here the distances to the neighbor in the south are even tighter, only 4m to the driveway or garage. I am afraid to get shadows here with the low sun... The view to the west is of course freer and more open... Is it worth it, or is the price too high for this?

Now the question:
What do you like better and why?

Yes, I would also lean towards option 2. The utility room and office should maybe swap locations, but for the final touches all floors are needed anyway. The reason is of course the nicer garden.

Why should the kitchen actually be facing the street?
If you are planning the wall towards Netto, don't forget to include it in the budget.
