I don't like the upper floor at all. All rooms (except the bedroom and bathroom) are too narrow to be nice or usable. Bathroom: is messed up because of the L. The room is destroyed. Why are the first 4 sqm square? The room needs proper furnishing. What is the purpose of this niche in the ground floor hallway, from which three doors lead off? Where is the wardrobe? A pantry is probably not necessary with a Nettomarkt nearby. If it has to be: the floor area offers enough storage space for a pantry.

What do you mean by "Ausstattung" in your budget? You have a solid 200sqm living area = approx. at least 400k + additional costs + garage... just so you don't get a surprise here.

The tip about the bay window is good, we will enlarge it. At the moment, I can’t think of anything better for the upper floor; as described, we don’t like it either. Possibly a different staircase design? Due to the low knee wall, we are also limited with the furniture, for example in the bathroom. The niche in the hallway should break up the corridor a bit, the wardrobe as a closet, possibly used in the office as a built-in wardrobe. The budget for equipment is reserved for other things. The living area should not exceed 180 sqm since the ground floor is designed with the flat bay window. Roughly estimated, 420,000 EUR should be sufficient plus additional costs.

Kitchen and dining table with a wall in between will not work. The kitchen, presumably an L + island, stands in front of the sliding door, the room is not wide enough for that. On the other side, you stumble over the table.

With only a line spacing of 100 and island depth, 80 cm remain to the living room sliding door. If you want to work comfortably in the kitchen, the line spacing is 120 cm and 60 cm remain to the living room wall.

Maybe better to separate the living room, peaceful and quiet.

I largely agree with my predecessors. The bathroom is dreadful, the hallway on the upper floor as well - which also makes the children's room unattractive, the dressing room has an unfortunate window position (but better than none), the space for the wardrobe becomes tight once the missing door is added, the bay window for the dining table is a bit too narrow, what are the dimensions of the shower on the ground floor? I would also like to know the bedroom depth.

In addition, I find the recess of the wall in the hallway to create an extra kitchen door unfortunate. The walls are all offset as a result and create an uncomfortable unrest. Either I align the walls parallel to the staircase or I leave out the recess altogether.

A few dimensions and views would be helpful.
