If you have a specific house in mind now, definitely check the construction performance description to see what is included in the offer. Based on experience, there are considerable additional costs for the QNG certification, as each house has to be certified individually. The foundation slab will also not be included; I didn’t see it on your list. There are also soil reports and surveying work to consider. House connections, fees for the building application, final measurement, and possibly builder’s liability insurance and construction performance insurance. That’s what comes to mind right now.

The foundation slab is included; only the insulation for KFW40+ costs extra. QNG certification apparently doesn’t add up that much with serial production. Members in the Hanse Haus forum describe 3000 euros. How is it with the soil report in new development areas—does every builder really do their own for their plot?
Surveying work "in general" or surveying of the plot? The latter is included in the property price.
Builder’s liability insurance and construction performance insurance are good points; I will look into those again as well.
The standard in Hamburg is supposed to be quite good; my brother-in-law built with them and came through well… the house, at under 130 sqm, is no palace.
