Land in sight, is house construction financially possible?

You can really replace a kitchen anytime during your living. We bought a kitchen for 350 €. New appliances, countertop included... under 1500 €. All pull-out cabinets.

It’s pretty cheeky! When you insult other people’s tastes… … you base quality on design… judge quality by photos… … and then confuse Bosch appliances with Beko…! The series "modern country kitchens" exists in cheap and high-quality variants, just as the apparently modern kitchens range from cheap to expensive with corresponding differences in quality.

I would precisely calculate whether in the end, plus purchase incidentals and what you still have to do to the existing property (especially regarding the heating, which is a bit of an issue now), you are really better off than with a new build. It definitely helped me to estimate as many costs as possible that would come my way. For most items, you can also get help here in the forum (what does a foundation slab cost, the boundary survey, the soil report, how much to budget for construction electricity/water and fees like the building permit, etc.). There are items you cannot save on and those where you can consider how much you want to spend (e.g. the famous show kitchen), or what you can do as your own work. And if you want to do something later (e.g. the carport), you should always consider whether your financial situation will realistically improve in the next years or if you can live without it for the next 5 to X years, because you will "never" do it.

I am glad that you were able to realize your project like this and are satisfied with it. That is what counts in the end!

No one said this is an easy decision. Unfortunately, times have drastically changed in the last 12 months. Before that, the decision was almost taken out of your hands with the low interest rates, and now you have to calculate precisely. Just approach the matter objectively and don’t sugarcoat anything, and if in the end you conclude that it’s not feasible, then so be it. We’re all still doing (far too) well anyway. We haven’t finalized our decision either, and it’s clear that if it comes to it, we won’t be able to build the way we wanted and will have to make compromises. And I still catch myself looking at the nice big houses in the neighborhood thinking, “And they built those 30-40% cheaper just 2 years ago.” But unfortunately, that doesn’t help at all.

I still doubt that the majority of homeowners spend 20k or more on a kitchen. It always seems that way in this forum because the "LED spots for 500 EUR, not under 3,500 EUR/m², parquet is lower standard, etc." faction is clearly in the majority here.

I know some people who got their kitchen from Ikea, even for new builds.
My kitchen is from Pino and cost under 10k without appliances, despite the U-shape with a freestanding leg and counter, PG2 black super matte antifingerprint.
It would probably have cost me twice as much at Schüller; thank God my kitchen builder could no longer order there for tragic reasons and we "had to" switch to Pino.
Appliances were another 5,000 because I wanted everything with HomeConnect. You could have gotten everything for 3,000 as well.

If anyone can tell me what Schüller offers more for double the price, I’m all ears. For the savings, I will get new fronts in 6 or 7 years when the kids are grown and no longer bang into everything.
