Land in sight, is house construction financially possible?

I think that is doable. But with self-employment, etc., it is always a bit more complicated at banks.

My suggestion is just to casually go to the bank and ask about the maximum credit limit. Once at the main bank and at the apoBank.

I did not mention that I am a child and adolescent psychotherapist. Not many parents are willing to drive long distances for their children and wait there for an hour, and especially teenagers and young adults look for something local. My patients are usually very pleasant as well, so there are no concerns in that regard, but I find a separation quite agreeable. Especially with my own children, I don’t have to worry about any overlaps. And it’s also good for my daily routine to keep work and profession spatially separate. :)

Yes, I already suspected that it is more complicated. We will inquire at the house banks and apoBank; I also have my business account at apoBank and they do have a pretty good overview of the permanent income and may possibly trust the investment and cost planning from my economic consulting at the Association of Statutory Health Insurance Physicians more.

To be exact, it’s 388 sqm (S34, above the playground). The layout looks like this: (The street heading north is not the only access to the construction area)

In 2021/22 we built a townhouse with almost 153sqm on 389sqm, we have a 7x3.5m carport on the east, a 5x4m conservatory in the southwest/west, and a 3x3m rounded seating area in the corner where the photo was taken from. We would still have room to set up a swing and slide for kids (our daughter is 12, so we don’t need that).

Just to give you an idea, so you don’t get unsettled about the plot size :)

Thank you, it looks great. :) I find the size of the plot well suited to our idea of living.
