Land in sight, is house construction financially possible?

I would currently refrain from a construction project.

The construction industry in general is crashing right now. The decline in both the commercial and private construction sectors has plummeted dramatically like never before. Maybe another 6 months and massive bankruptcies will dominate the market.

Both land prices and construction prices will collapse here. Increase your equity and wait for falling prices or distress sales from over-indebted builders. And yes, there will soon be plenty of those.

That is just way too small… honestly, something like that located in a development plan is only a condominium with a small strip of land…

Thank you for your assessment. We also come from the comfort of a really very nice, large rental apartment with nice neighbors, so we are not under too much pressure. However, fewer and fewer building plots are being advertised here as well, and the supply was pretty poor, at least in the last three years. Although we are not on the lists of real estate agents, but only check the usual portals.

That would already be a great magic trick.
Where exactly are the prices supposed to crash? In wages? They would have to rise significantly instead to attract young talent to the trades.
In materials? These prices are largely determined by the world market, just like the prices for energy, which we still mostly supply from fossil fuels. And even if we would like to believe otherwise... on the world market, Germany is now rather a small player.

Plots of land are not getting cheaper either, and municipalities couldn’t give up the real estate transfer tax even if they wanted to.
Real estate agents and notaries also won’t easily let anyone take their bread and butter away.

That leaves the margins. Maybe there’s 5-10% in there. But before building at zero profit, businesses would rather shut down.

The prophecy of a dramatic price crash is self-reassurance for those who didn’t dare at the time. There is no bubble and therefore nothing will burst.
