We have set edges on the former 40t construction road entrance, leveled it, gravel and 8cm paving stones, The landscaper says it will now hold 10t van, motorhome, etc.

We have declined. Difficult decision, especially because nothing will be advertised for the time being. I probably need a bit more time at the branch and a bit more equity to feel secure, especially since I carry the lion's share and my wife, even working full-time, wouldn't have the possibility if I were to be unable to work. In the next 1-3 years, an inheritance should also be expected, which can then be used.

I don’t think there are any complete misjudgments in your list – but like many others, everything is somewhat “optimistically calculated” at the lower cost end – I did that too. In the end, many things will be a bit more expensive (sampling for sure).
But – if you can formally accept that it might be 50-70-100k more without ruining your existence, then go for it!
I already thought so in your original thread that you can do it!!!

Well, if the demanded funding boost for construction comes now, I will surely be a bit frustrated. The land offer has expired and is now being marketed through the architectural office..

I'm curious about what kind of funding is planned for existing buildings and how they want to prevent sellers and agents from pocketing it.. I don't understand at all why they interfere in the existing stock with regulations at all and don't let the market determine the prices?

Yes, you're right. They are basically only supposed to fund the renovation costs, but either way, people end up with more money in their pockets, so sellers can demand higher prices.

However, the buildings are not as bad as they are made out to be here. Then you just have higher heating costs of 2k€ per year – so what, the houses are 300k€ cheaper for that and already have a grown-in plot of land. When the media panic is over again, prices will stabilize as well.

On the other hand, the entire construction industry is once again looking for the subsidy pot after having filled their pockets for years.

I don’t know which regulatory intervention you specifically mean, but basically, the inventory is too relevant to exclude it. The inverse conclusion answers the question
