And what do you think, how annoyed I am now. At first I was happy that you finally answered at all, and then so briefly, only addressing my last follow-up question, and even that only halfway. That does not deserve my effort to help you extensively!
We are now not a jot wiser. That the geological assessment of the site has not been considered so far, we know from your initial post. But what opinion the plot's height profile has regarding a basement is still unknown. Also, how you came to start somehow despite the two oddities—firstly this confusing mixture of providers and secondly the fact that you apparently only know three companies—you have not even begun to clarify.
Why you started out without advice at all, I can imagine. You probably did not hire an architect because many prospective builders think he costs as much as a garage and you can draw floor plans yourself or steal them from the internet. And there are indeed some building consultants like me, but not always independent, since many prefab house sales representatives call themselves that. However, your plot has now shown that missing an architect is a completely misguided cost-saving attempt; and I have already mentioned in several posts that an architect pays off fully, so it is no luxury in the final analysis.
In my post #40 I even referred to a specific planning office that follows a similar concept to mine and also offers architectural services themselves. Additionally, I gave you a final nudge to start your own thread for your project in order to activate a turbo button for ways to help you. Current effect zero, you have not addressed that so far either. You should make up for these missed chances, then you can count on me again.
Hello,
sorry that I always reply briefly but I am mostly stressed and unfortunately know nothing about the topic of building. I actually trusted the company but the trust is slowly fading because the situation turned out worse than expected.... namely I talked to the construction manager and he said that we are building in earthquake zone 3 and need a white tank, meaning a concrete basement, and that we are not allowed to build any other basement. The stupid thing is the soil report was created as part of the planning work and we did not know beforehand that we have "difficult soil". Additional costs are now about 30,000 euros! And of course we have an architect, who is included in the house price with 8,000 euros, but he could not have known this without the soil report either.
Why we decided on H&H is because we wanted to build stone on stone. We looked at the Massa House show house and then agreed that it should not be a prefabricated house—besides, it would have been significantly more expensive just like the offer from Heinz von Heiden.
I would like to start my own thread with our project but for that I need to get familiar with this place first.
Why should the architect have known beforehand that the soil was difficult?? Without a soil report he wouldn’t know that. Indeed, he requested a soil report but by then the contract with the housebuilding company was already signed.
Best regards
