It is interesting how, after 25 pages of warnings and many valuable tips, one still basically wants to laughably run into the circular saw. Based on the very sparse information so far, I would bet on additional costs of at least €100,000.

and what do you think I should do? somehow cancel the contract and pay just as much elsewhere? we need a watertight construction anyway now in zone 3 and we also need 140 sqm of living space

I would - make a complete inventory of all expected costs with the help of a neutral expert - assess whether one can still afford it - get legal advice to find out the possibilities of contract cancellation and their consequences bindingly And after overall evaluation of these steps, probably cancel the contract and then simply not build.

What is that supposed to mean? You have a signed contract and still no professional by your side. How are you supposed to be able to evaluate another offer?
