Hello, yes, now I’m annoyed that we took the basement.... Our vote was that a house with a basement has more value and we have 4 children and have no space upstairs for a utility room etc. If everything falls apart, we will most likely have to increase the loan. Best regards

You were right, I inquired – the bitumen coating would have been included – a black tank is apparently something else after all.

Ask him what that is supposed to be. As far as I know, the black tank is called that because the bitumen coating is black in color. I again recommend that you get professional advice. If so much has already been overlooked without even a wall standing, I see you really running into financial trouble. It’s painful to watch.

But I would want to see the landfill invoices at the end. How far away is the landfill? The earthworks contractor surely has a construction site where fill material is needed.

Why should he show me the invoice? 15k was stated in the offer that I accepted and that (overall for all work including the sewer etc.) was 10k below the next more expensive one. It is pure clay soil, no one can use that on their construction site for filling. I couldn’t even use it myself to fill the workspace, the soil expert determined that (even though he was the only one who considered it sensible to fill in huge amounts of gravel here and create a large swimming pool for our basement...). I also cross-checked the 15k with a friend who is an earthworker, who said that was normal for our area (Fünfseenland).

And what do you think, how annoyed I am now. At first, I was happy that you finally answered at all, and then so briefly, only addressing my last follow-up question, and even then only partially. That didn’t deserve my effort to help you extensively!

We are not one bit wiser now. We know from your initial post that the geological assessment of the site has not yet been taken into account. But what the plot’s elevation profile thinks about a basement remains completely unknown. Also, you have not even remotely clarified how you came to proceed despite the two oddities: first, this promenade-like mix of suppliers, and second, since you apparently only know three companies, how you somehow got started.

I can imagine why you went ahead without advice. You probably didn’t hire an architect because many prospective builders believe that costs as much as a garage and floor plans can also be drawn by themselves or stolen from the internet. And there are indeed some building consultants like me, but not always independent, since many prefab house sales agents call themselves that as well. But your plot has shown that skipping an architect is a saving attempt that backfires completely; and I have already mentioned in several posts that an architect fully pays for themselves and is therefore not a luxury.

I even pointed out in my post #40 a specific planning office that pursues a similar approach as I do and additionally can also offer architectural services themselves. Besides that, I finally nudged you to create your own thread for your project in order to press a turbo button to the possibilities of helping you. Actual effect zero so far, and you have not addressed that either. You should make up for these missed opportunities, then you can count on me again.
